Renting an office in Tashkent with no tenant fee: how it works

When you rent an office through COVEX, the tenant pays no commission: the building owner pays the broker. "No commission" can sound like a sales trick, so here is the whole arrangement: who pays whom, for what, and why the office does not become more expensive for you.
Who pays the broker
A commercial real estate broker's work is always paid for by someone. The only open point is who.
A tenant's agent searches for an office on your instruction and charges you a fee, usually one month's rent or part of it.
An owner's representative works under a contract with the building owner. The job is to fill the space, and the owner pays for it. For the tenant, the search and deal support are free.
COVEX works the second way. We officially represent the owners of business centers and manage some of the buildings ourselves. That is why the tenant pays us nothing.
Is the fee built into the rate?
This is the main concern, and it is easy to test. Compare the rate we quote with the rate the owner or the owner's management company gives for the same unit. If a business center works with a representative, the tenant gets the same price whichever way they come in.
The opposite also happens. When several intermediaries stand between you and the owner, each can add a markup, and the same office shows different prices on different websites. What an owner's representative does for the tenant
- shortlists options by floor area, budget and district, including space that is not yet in public listings;
- arranges viewings, often on the day you get in touch;
- takes your requests to the owner and negotiates the rate, a rent-free period and fit-out;
- supports the deal until the lease is signed.

A plain word about limits: we represent the owner, not you. If you need an adviser who defends only the tenant's side in a complex deal for thousands of square meters, hire a lawyer or a tenant representative separately. For a typical lease of 50 to 500 m², working with the owner's representative is faster and costs the tenant nothing.
How to check that an agent really represents the owner
Ask directly on what basis they show the property: a contract with the owner, management of the building, or simply a reposted listing. An official representative names the floor, the unit and the rate with its breakdown, and arranges a viewing without "let me check with the landlord".

How to send a request

Why would an owner pay the commission for the tenant?
An empty office earns the owner nothing, and every vacant month costs a full month of rent. Paying a broker is cheaper than keeping the space empty.
Can you rent an office in Tashkent with no intermediary at all?
Yes, if you rent directly from the owner or the owner's management company. Through an official representative the cost to the tenant is the same, and you get options across several buildings at once.
Do we need to sign anything with COVEX to get a shortlist?
