How much it costs to rent an office in Tashkent in 2026

Office rent in Tashkent in 2026 runs from $20 to $45 per square meter per month. The low end is standalone offices and class B buildings away from the center. Average rates on the market

According to CMWP, the Cushman & Wakefield partner in Uzbekistan, the average asking rate is $34.6 per m² in the class A segment and $26.4 per m² in the class B segment. Individual buildings sit well above or below these averages.

Rates in Tashkent are usually quoted in US dollars, while the lease is signed in soums and payments are converted at an exchange rate. If a listing shows a price in soums per m², the conversion is simple: at about 12,100 soums to the dollar, a rate of $35 comes to roughly 423,500 soums.

What moves the price

Building class. The gap between class A and class B averages about $8 per meter. For that money you get central ventilation, a professional management company, parking and a lobby you can bring clients through.

District. The center (Shaykhantakhur, Mirzo-Ulugbek and Yakkasaray districts, plus Tashkent City) costs more than residential areas. Sergeli and Yashnabad districts give the same floor area for noticeably less, but staff spend longer on the commute.

Size and floor. Small units of 50 to 100 m² are taken fastest, so there is little room to negotiate on them. A full floor or a block from 1,000 m² opens a conversation about the rate, a rent-free period and fit-out at the owner's expense.

Condition. An office with finished fit-out, furniture and a kitchen costs more than shell and core space. In return you can move in right away and skip three months of construction.

Costs on top of the rate

Almost always paid separately:

  • Utilities: electricity in your unit, and sometimes water and heating, by meter.
  • Internet and telephony: you connect them yourself or through the building's provider.
  • Parking: spaces are usually rented separately, at a price per space per month.
  • Deposit: most often one or two months of rent, returned at the end of the lease.

How to estimate a monthly payment

The formula is short: area × rate + whatever the rate does not cover.

Take a 100 m² office in a class A business center at $35 per m², with maintenance included in the rate:

  • rent: 100 × $35 = $3,500 per month;
