How to choose a business center in Tashkent: a checklist of 11 questions

An office is rented for years, yet the decision is often made from photos and a price per meter. Eleven questions, asked over one or two viewings, are enough to tell whether a business center in Tashkent fits your company. They cover location, the building itself, money and the lease.

Location and commute

1. How long will the team spend getting there? Mark on a map where your people live. A central office is convenient for client meetings, but the trip from residential districts at rush hour can take more than an hour.

2. Is there a metro station or a bus stop nearby? For staff without a car this often settles the matter. If the listing says "near the metro", walk the route yourself.

3. Where will people park? Ask how many spaces come with your unit, what an extra space costs and whether there is guest parking for clients.

The building

4. How do cooling and heating work? Find out whether it is a central system or split units, who pays for servicing, and whether you can set the temperature in your own office.

5. What about power and internet? Ask whether there is backup power, which providers serve the building and whether you can get a dedicated line.

6. Who manages the building? A professional management company solves everyday problems faster. Ask how requests are filed and how long a repair takes.

7. Who are the neighbors? The tenants on nearby floors tell you more about a building than the brochure does. A noisy workshop or a nightclub next to the office will not show up in photos.

Money

8. What will you really pay each month? Ask for a breakdown: rent, maintenance, parking, utilities. An office with a higher rate sometimes turns out cheaper because maintenance is already included. 9. How will the rate grow? Ask about indexation: once a year, a fixed percentage, or "at market".

The lease

10. What is the term, and how do you leave early? Check the minimum term, the conditions for termination and what happens to the deposit.

11. Can you expand? If the team is growing, ask whether there are vacant units nearby and whether the lease can give you the right to take them first.

With a precise request, three to five are usually enough. If nothing fits after the tenth viewing, it is time to revisit the requirements or the budget.

When should we start looking before a move?

Two to three months before the date you need. If the space has to be fitted out for your layout, allow one or two more months.
